What is Poqet?

Poqet is a free UK property and finance calculator website. It was built to give ordinary people — first-time buyers, landlords, savers and investors — quick, clear answers to the financial questions that come up when buying, selling or letting property in the UK.

Every calculator and guide on Poqet is free to use. There is no registration, no paywall and no subscription. You do not need to create an account or hand over your email address to access any tool on this site.

Poqet was founded by Kelvin Peltier and is an independent educational resource. It is not a mortgage broker, financial adviser, estate agent or regulated firm of any kind.

Who Poqet is for

Poqet is designed for people in the UK who are engaged with property and personal finance decisions and want to understand the numbers before speaking to a professional or making a commitment. This includes:

  • First-time buyers — understanding how much they can borrow, what stamp duty will cost, how long it will take to save a deposit, and what a mortgage payment will look like at different rates.
  • Home movers — calculating stamp duty and upfront costs on a next property, modelling mortgage options, and understanding what equity they hold after paying off a mortgage.
  • Buy-to-let landlords — assessing rental yields, evaluating deal quality, understanding HMO income potential, and calculating the full cost of stamp duty on investment purchases including the additional dwelling surcharge.

  • Property researchers and students — using Poqet's guides and calculators to understand how UK property finance works before entering the market.

All tools are designed to work without an account, without entering personal financial details such as bank account information, and without needing prior financial expertise.

How our content is created and reviewed

All Poqet calculators and guides are written and reviewed by the Poqet editorial team under the direction of founder Kelvin Peltier. Our content follows a consistent process:

  • Research: Content is based on current UK legislation, HMRC guidance, FCA rules, Bank of England data and publicly available property market data. We do not rely on press releases or promotional content from commercial sponsors as a primary factual source.
  • Drafting: Guides are written in plain British English with the goal of making complex financial topics accessible to a non-specialist reader. Every guide includes worked examples or a calculator where relevant.
  • Calculator testing: Calculator logic is tested against known examples from HMRC or official sources before publication. SDLT calculators are verified against HMRC's published rate tables and example calculations.
  • Review: Each piece of content is reviewed for factual accuracy before publication.
  • Updates: Rates, tax thresholds and regulatory figures are reviewed and updated when official changes are announced. Each guide carries a "last updated" date.

How we handle devolved property tax content

Property transaction tax in the UK is devolved: Stamp Duty Land Tax (SDLT) applies in England and Northern Ireland and is administered by HMRC. Land and Buildings Transaction Tax (LBTT) in Scotland is administered by Revenue Scotland. Land Transaction Tax (LTT) in Wales is administered by the Welsh Revenue Authority (WRA). Each authority publishes its own rate tables, guidance and reliefs — they are separate tax systems, not regional variations of SDLT.

Poqet maintains separate calculators for SDLT, LBTT and LTT. The rate tables used in each calculator are drawn from the respective administering authority. When rates change — which they do independently for each jurisdiction — the relevant calculator and guide are updated accordingly.

Because rates can change at any time following Scottish Government Budget statements, Welsh Government announcements or UK Autumn and Spring Budgets, our LBTT and LTT content carries a reminder to confirm current rates with the relevant authority or a local solicitor before completion. What Poqet is not

It is important to be clear about what Poqet does not do:

  • Poqet does not provide financial advice, mortgage advice, investment advice or tax advice.
  • Poqet is not authorised or regulated by the Financial Conduct Authority (FCA).
  • Poqet does not recommend specific mortgage products, lenders, advisers or investments.
  • Calculator results are estimates only. They are based on the figures you enter and standard assumptions. They do not take your personal circumstances into account.
  • Poqet does not access your real bank, mortgage or financial accounts.

How Poqet is funded

Poqet is free to use and is funded through display advertising, including Google AdSense. Advertisements are clearly separated from editorial content. Poqet does not receive commission or payment from lenders, brokers or property companies in exchange for editorial coverage or calculator results.
