Kelvin Peltier
Founder & Editor, Poqet.io
Kelvin Peltier is a retail leader and entrepreneur who founded Poqet.io to make UK property and personal finance calculations more transparent. After spending years navigating mortgages, remortgaging and buy-to-let decisions personally — and finding that most online calculators either lacked explanation or were designed to capture leads — he built Poqet as the resource he wished had existed: free calculators paired with plain-English explanations, with no sign-up wall and no attempt to sell financial products.
Kelvin oversees Poqet's editorial direction, including what topics are covered, how calculators are built and tested, and how the site's guides are researched and kept current as UK tax rules, stamp duty bands and lending criteria change.
His practical background spans multiple UK property purchases and sales, buy-to-let investment decisions, remortgaging and pension planning — the same real-money decisions that Poqet's tools are built to support.
How Poqet content is created and validated
Every guide and calculator published on Poqet goes through the same process:
- Research against authoritative UK sources — including HMRC guidance, GOV.UK publications, Bank of England data, FCA rules and UK legislation. We do not rely on secondary or commercial sources for factual claims about tax rates, regulations or official thresholds.
- Calculator logic testing — every calculator is tested against known examples before publication. SDLT calculators are verified against HMRC's own published examples. Mortgage calculations are verified using the standard annuity formula against independent calculations.
- Plain-English drafting — guides are written to explain financial and legal concepts without jargon, using real worked examples wherever possible.
- Pre-publication accuracy review — all content is reviewed for factual accuracy before going live.
- Ongoing updates — rates, tax thresholds and regulatory figures are updated when official changes are announced. Updated guides carry a "last updated" date.
The full content standards, sourcing policy and corrections process are set out in the Editorial Policy.

Not regulated financial advice
Kelvin Peltier and Poqet are not FCA-regulated financial advisers, mortgage brokers or tax advisers. All content on this site is for general information and educational purposes only — it is designed to help you understand how things work and form good questions before speaking to a regulated professional. Before making a financial decision, please speak to a qualified, FCA-regulated adviser. See the Disclaimer for full details.
Specifically, Poqet's content does not substitute for:
- Mortgage advice — which requires an FCA-authorised mortgage adviser who can review your individual income, credit history, outgoings and the specific mortgage products available to you at the time of application.
- Tax advice — UK property tax (SDLT, LBTT, LTT, capital gains tax and income tax on rental profits) is complex and fact-specific. A property accountant or tax solicitor should advise on your specific situation before any transaction or filing decision.
- Legal advice — conveyancing, lease review, title issues and property disputes all require a qualified solicitor. Calculator results are not a substitute for solicitor advice on any aspect of a property transaction.
- Investment advice — buy-to-let calculators and deal analysers are decision-support tools only. They use the figures you enter and do not assess your personal financial position, risk tolerance or existing portfolio context.
If you are unsure whether you need regulated advice, the FCA's register at register.fca.org.uk allows you to verify whether a firm or individual is authorised to give financial advice.
Approach to regional UK tax content
Poqet covers property transaction tax for all three UK jurisdictions: Stamp Duty Land Tax (SDLT) for England and Northern Ireland, Land and Buildings Transaction Tax (LBTT) for Scotland, and Land Transaction Tax (LTT) for Wales. Each is a separate tax, administered by a separate authority — HMRC, Revenue Scotland and the Welsh Revenue Authority (WRA) respectively — with its own rate structure, reliefs and procedural rules.
The approach to LBTT and LTT content on Poqet:
- Rates and thresholds are drawn from the relevant authority's published guidance — Revenue Scotland for LBTT, the WRA for LTT.
- Calculator logic is tested against the published rate tables before publication.
- Each LBTT and LTT page carries a disclaimer recommending readers confirm current rates with their Scottish or Welsh solicitor before completion, because rates can change independently of UK Budget changes.
- When either jurisdiction announces a rate change, the affected calculator and guide are updated to reflect the new figures.
If you believe any LBTT or LTT figure on Poqet is outdated or incorrect, please use the Contact page to report it with a reference to the current official figure from Revenue Scotland or the WRA.
