How to read these pages
Each page in the Data Centre is a different type of reference resource, and they serve different purposes:
- History pages — house prices and mortgage rates — show long-run observed data drawn from official sources. They record what happened; they do not forecast what will happen next.
- Dashboard pages — rental growth — present a current-state snapshot of a market metric, updated as new official figures are released. The figures reflect a period in the recent past, not the present moment, since official rental data is typically published one to two months after the reference period.
- Timeline pages — stamp duty, property tax, landlord regulation — record dated rule changes. The date on an entry is when a rule became or becomes law, not a commentary date. Where a rule is planned but not yet confirmed in legislation, this is stated explicitly and separated from what is already in force.
What this data can and cannot tell you
These pages can show you what has happened and, in the case of confirmed legislative changes, what will happen by a specific date. They cannot tell you what your own property is worth, what rate you'll be offered, whether a particular investment will perform, or what regulatory changes a government might introduce in future.
Estimates and projections sometimes appear in the linked source data — where that is the case, the individual page distinguishes observed data from estimates. If you are making a financial decision that depends on a specific data point, verify the figure against the primary official source linked on the relevant page.
