Understanding the leverage trade-off
Leverage amplifies returns — both upward and downward. At 75% LTV, a 3.5% annual price rise produces a much higher return on your deposit than if you bought with cash. But the same leverage amplifies losses if prices fall, and the mortgage interest payment reduces monthly cash flow compared to a cash purchase.
The optimal leverage level depends on three variables working in combination: the property's gross yield (higher yield = more interest cost can be absorbed), the mortgage rate (lower rate = more room for leverage), and the expected capital growth (higher growth = leverage amplification creates more value). There is no universally optimal LTV — the right level depends on your yield, rate, growth expectations, and risk tolerance. A low-yield property in a high-growth market might justify higher leverage; a high-yield, low-growth HMO might be optimal at 75% or even lower.

Is it better to buy investment property with cash or a mortgage?
Cash purchase maximises monthly cash flow (no mortgage payment) and eliminates interest rate risk. Mortgaged purchase amplifies return on invested capital and frees up capital for additional investments. The right answer depends on your objectives: if maximising monthly income on a single property, cash is better. If building a portfolio and maximising return on total capital deployed, a mortgage at a sensible LTV is almost always better — because the same capital can purchase multiple mortgaged properties rather than one cash property.

What LTV should I use for a buy-to-let mortgage?
75% LTV is the standard for BTL mortgage applications and is typically the maximum available on standard BTL products. It represents the sweet spot for most investors: enough leverage to amplify returns meaningfully without pushing monthly costs to the point where a rate rise creates cash-flow problems. Some specialist lenders offer 80% LTV on BTL, but rates are significantly higher and ICR requirements are stricter.
For HMO investors with high-yield properties (9%+), 75% LTV typically keeps the cash flow positive even at current rates. For lower-yield single-let investors (5–6% gross yield), 75% LTV may produce only marginally positive or even negative cash flow at 5%+ mortgage rates — in which case a lower LTV (60–65%) reduces the interest cost and improves the cash flow position, at the cost of deploying more capital.
How does leverage affect my ICR for mortgage applications?
Lenders apply an ICR (Interest Coverage Ratio) stress test: your rental income must cover your stressed mortgage interest by at least 125% (basic rate taxpayers) or 145% (higher rate). As LTV increases, the loan balance increases and therefore the stressed interest payment increases — making the ICR test harder to pass at higher LTV levels. A property that passes ICR at 65% LTV may fail at 75% LTV if rental income is at the lower end.
